How to Price Lawn Care Services for Profit (Not Just Revenue)

Lawn care is the most-competitive, lowest-margin service in landscaping — and it's also the easiest to underprice into oblivion. The contractors who make money on lawn maintenance don't compete on price. They price by their real cost per yard and let the cheap competition burn out by July.

The race to the bottom

Every market has the guy who charges $25 per cut. He's not a competitor — he's a cautionary tale. He'll be out of business in 18 months because $25 doesn't cover his real costs. Don't try to beat him. Let him fail.

Calculate your true cost per yard

Drive time (round trip) + mow time + fuel + equipment wear + insurance share + admin = real cost. For a typical 5,000 sqft suburban yard with a 20-minute drive each way: 40 minutes drive + 25 minutes mow/edge/blow = 65 minutes of total time. At a loaded labor rate of $75/hour, that's $81 in cost. Add $3 fuel and $4 equipment wear: $88 real cost. Charging $40 means losing $48 per visit.

Per-visit vs monthly contracts

Monthly contracts win. Predictable revenue, autopay, lower cancellation rate, easier to manage. Take your full-season price, divide by 12. The client pays the same in February as in July — you carry them through the off-season at a small cost in exchange for booked, recurring revenue.

Square footage tiers

  • Small (< 5,000 sqft): $50–$65/visit.
  • Medium (5,000–10,000 sqft): $65–$95/visit.
  • Large (10,000–20,000 sqft): $95–$160/visit.
  • Estate (> 20,000 sqft): custom — minimum $200/visit.

Floors, not ceilings. Adjust up for premium neighborhoods, complex layouts, narrow gates, or steep grades.

Add-on pricing

  • Aeration: $0.015–$0.025/sqft, $150 minimum.
  • Overseed: $0.04–$0.08/sqft.
  • Fertilization: $50–$90 per application, 5–7 apps/year.
  • Spring or fall cleanup: $250–$700 per visit.
  • Weed control (lawn): $40–$70 per application.

When to fire a client

Not every yard is worth your time. The 4,000 sqft lawn 45 minutes from your other route, with the client who haggles every invoice and disputes every charge — fire them. Politely. Free up the route slot for a profitable customer.

Annual price increases

Raise 5–8% every January. Send a short letter in December: 'With rising costs, your 2026 rate will be $X starting in March. Thanks for your business.' 95% of clients accept without question. The 5% who don't were never going to be profitable customers anyway.
